Ok, I have solution!
If you don't have the depot building loaded, check if the "Tram Station Track" are enabled in content manager / mods!

I've taken another look @Just Happy Accidents. Everything should be working now, I've re-uploaded the asset and tested again to be sure. Thanks for your replies

You can find the tram depot in the tram tab of the transport section just like the vanilla tram depot @Dokrai

The office building you can find in the unique building section @dranna
