Ok, I have solution!
If you don't have the depot building loaded, check if the "Tram Station Track" are enabled in content manager / mods!

You can find the tram depot in the tram tab of the transport section just like the vanilla tram depot @Dokrai

The office building you can find in the unique building section @dranna
