I don't pretend to reproduce perfectly the original building (since I had only a few pictures to help) but I hope it will be close enough :)

One can plug tram stops in the park ( in the middle of the lane is better :) )

Concerning the need of crossroads, it's not absolute, it's just if there is only one side connected to a pedestrian acces. and you can just connect one extremity.

it's like christmas everytime someone uploads Dubai-assets that's not me :)
Tried it out and it looks awesome in-game with the Dubai Marina buildings
