Do not place any lesser version of the Bed or Wardrobe in your room or you will lose stars.
i.e. if you have both a 5-star and 4-star bed, it will only count the 4-star bed.

Optimizing
With the bare minimum done, let's see how to be a little more efficient.

The max amount of beds in each room is 5.
Here's an example of a 6 square room in a 2x3 configuration:
Notice how there's 4 double and 1 single bed. You can fit 5 double in a 7 square room, if you want.
However, that 7th square is better spent on another room.

Update: having more windows and decorations makes your room more attractive to customers. Or maybe it's simply money spent on furnishings. Regardless, if you cram 5 beds into a room with the minimum requirements to 5 stars, you'll also get the maximum income per bed.

I don't know if older comments are wrong or outdated, but having more windows and decorations does not make your room more attractive to customers.

The best price for a room is 333-334 gold. Anything above or below that tips the odds against you.

@Bram: The highest I've been able to ask with it still being 100% chance to sell the room is 503 gold.

@Simply Sodomy: Windows are the biggest way to increase the value of the room from what I've seen. A 2 window room vs a 4 window room can have a 150 coin difference in price from what I've seen.

I've tried adding decorations to my rooms and they do nothing to the change the percentage. Wondering if there is a cap place. Atm I get a 64%chance at 340 coins
